realestate.com.au Hot 100 – compiled by a panel of industry experts – includes more than 30 coastal, beach or port suburbs across the country offering the best real estate potential in 2024 and beyond contained.
PropTrack economist Anne Flaherty reviewed the list and noted that many suburbs on the list remain relatively affordable.
“It's not necessarily an upscale beachside suburb, but it's an area where more people can afford to buy a home,” she says.
“At the end of the day, I think coastal suburbs are always attractive to people looking to buy or rent.
“We know that properties close to the waterfront sell for high prices and buyers are definitely willing to pay extra to be close to the waterfront.And in the same situation, tenants are also willing to pay more to live. will be willing to pay higher rents for these locations. ”

Flaherty said that while the pandemic has increased buyer demand for coastal and oceanfront locations, this demand remains strong as people spend more time at home in hybrid work environments. Ta.

Brighton, which borders Brisbane's Moreton Bay, is a cheaper alternative coastal city than neighboring suburbs, said Peter Chrysos, a property expert at the University of Adelaide.
He added that robust suburbs are recognized by those living in vacant properties for their lifestyle proposition and proximity to rail lines and beaches.

Local agent Christy Kelly of Image Property Brisbane Northside said competition was reducing the number of days on the market for properties in the area.
“This is also a densely populated suburb, and there aren't many opportunities to buy here, so when opportunities arise, the demand is very high,” Kelly said.
Mr Kelly said he had already sold four homes in Brighton within days of returning to work ahead of 2024.
New South Wales
elizabeth bay
Elizabeth Bay, an ultra-luxury home of apartments with views of Sydney Harbour, was selected by buyer advocate and Property Buyer CEO Rich Harvey for its strong investment prospects.
“It's just a stone's throw from Potts Point, has a city center feel, and is just a stone's throw from upmarket areas like Double Bay and Rose Bay, as well as the suburbs,” he says.

Samuel Schuman of Lane & Horne Unlimited Potts Point said that while the suburban luxury market is “completely gangbusters,” the investor market in the $500,000 to $600,000 range is also strong. Told.

Altona Meadows
Value for money and proximity to the city are among the reasons why Altona Meadows, in Melbourne's west, made it to buyer's agent Kate Bakos' realestate.com.au Hot 100 list.
“For people who are on a budget and have price constraints, the current pricing, being close to the city and what you get for your money is very good,” she said.

“A lot of people are discovering it, so I don’t think these prices will last long.”
Beachside Mentone, 21 kilometers south-west of Melbourne's CBD, is another popular spot, which Ms Bakos described as an underrated beautiful beachside suburb.
“It has a small bustling shopping village, is easily accessible by train and has some very good private schools,” she said.

Location and affordability were factors in Chrysos' selection of Seaford as a Hot 100 candidate.
Seaford was originally developed in the 1970s and was once not considered as attractive as neighboring suburbs with their beach shacks and holiday atmosphere, Chrysos said.

But he pointed out that with prices now so high in Port Noarlunga South, Port Noarlunga and Noarlunga, buyers were happy to live in 1970s Seaford homes on the beach.
With a median home price of approximately $640,000, the area attracts young homebuyers.
“It’s not unusual for us to run ads, especially over the last three years, during and after COVID-19. [a home] realestate.com.au is open during the week and on weekends with offers on Mondays,” he said.

Busselton
Busselton, a popular south-west holiday town approximately two and a half hours from Perth, was chosen by Propertyology research director Simon Presley for its amenity, investment prospects and location.
He said Busselton's property market had outperformed Perth over the past three years, and broadly over the past 20 years.

Tommy McNeil, a real estate partner at Agency Southwest, said the area is attracting strong interest from East Coast investors, with many looking at properties over FaceTime or just looking at home plans. He said he was buying it.
Offering value for money and a relaxed lifestyle Mr McNeil said many FIFO operators had bought and lived in the area, sometimes renting out their homes while they were away.
Tasmania

Pressley's decision to appoint Port City Burnie was driven by solid investment prospects and affordability.
He said Burnie, the second-largest city on Tasmania's north coast after Devonport, would become a hotspot for major renewable energy projects, particularly wind power.
He said: “Legendary local company Elphinstone will gradually add hundreds of employees to support two separate Defense Force contracts to manufacture parts for the Rand 400 military vehicle and infantry fighting vehicle. That's the plan,” he said.

Harcourt property consultant Andrew de Bomford, who has been selling property in Burnie for 23 years, said the suburb had great walking trails, a progressive council and good schools and infrastructure. Ta.
“I'm selling a lot of land…There's a building boom going on,” he said.
“There are a lot of ex-committee properties in Burnie, and they tend to be traditional type investment properties.
