Soaring property values have pushed many home sales prices into new territory this year, with some not only breaking suburban records, but smashing them as well.
A $1 million sale in Adelaide's north Ayr has topped Proptrack's record-breaking top 10 list of suburban home sales in 2023.
The 5,120 square meter property at 302 Womma Rd was sold for $1.35 million in May. This was $670,000, or 99% above the previous threshold set for the suburb in November last year.
Ray White Barossa Two Wells sales director Jamie Wood, who sold the property, said it was a unique property as it was located in a busy downtown area that was rapidly becoming a commercial area.
“There were some zoning changes there,” he said.
“At some point, it's going to be commercial there.”
He said there are fewer large properties with older homes available in the area than there used to be, and he believes more commercial properties will continue to be built.
“This whole area is growing,” he said.

A home in Blair Atholl took second place on the list in August, selling for $2.15 million, $930,000 above the previous record, followed by a home in Underdale, which sold for $2.15 million, 60% above the suburb's previous threshold of $1.63 million. It sold for a high price.

Real Estate Association of South Australia CEO Andrea Heading said it was typically properties with outstanding features that sold at exceptional prices.
“The ones that stand out have something pretty unique. There's probably something unique about what they're selling, too,” she said.
“Some suburbs are really tied down.
“Even if you find a suburb a little surprising, it's either because of the size of the parcels or because there's so little on the market.
“Some of them become fiercely contested when they actually appear.”
Mr Heading said interstate buyers relocating to Adelaide for the first time or relocating to Adelaide were also willing to spend more, which was driving up prices.
“In fact, new records will be set as the market becomes more competitive,” she said sadly.
“Right now, real estate doesn't stay on the market for long.”
