Unusual produce is on sale in Warren County, New Jersey.
The 18-acre former dairy farm in Harmony Township has been zoned for commercial use and approved for cannabis cultivation, and is currently being sold by California-based real estate brokerage Realty One Group Next Door for $500,000. It is listed in dollars.
The property has been listed for 108 days, said Mike Del Cioppo, the listing agent for the property. He is also co-owner of the Real Estate One Next Door franchise, which opened in Washington Township in September.
“(The site) has received a lot of interest since its launch,” Del Cioppo said. “Many people work out a business plan before making a job offer.”
The property is located on County Road 519 at 3052 Belvidere Road, just north of Phillipsburg, according to property information on LoopNet.com. Del Cioppo said a proper mailing address for the property was not available. The farm has not been in operation as a dairy farm for about 40 years.
Approved land uses include warehousing and storage, as well as traditional agriculture and cannabis cultivation.
Del Cioppo said he decided to highlight cannabis use to drive interest in the property because “cannabis has become a hot industry.”
Harmony Township amended its general zoning ordinance in August 2021 to allow cannabis cultivation. Town officials say this is the only ordinance of its kind related to the cannabis industry. The ordinance restricts the sale of cannabis through dispensaries, wholesalers or manufacturers and imposes a 2% tax on the receipt of each sale by a cannabis grower.
According to a 2023 New Jersey Spotlight report, there are only 11 companies growing marijuana for medical and adult recreational use in New Jersey. The other six companies are growing solely in the medical market, the report said.
Warren County has four recreational dispensaries. The Phillipsburg dispensary opened for recreational sales in April 2022. Canna Campus, Hackettstown Pharmacy, and High Street Pharmacy are all located in Hackettstown. High Street Pharmacy opened in December 2024.
